Jorge Vazquez of Graystone Investment Group Discusses AI, Real Estate Investing and the Road to 500+ Properties in New Interview

Tampa real estate entrepreneur shares how consistency, technology, company culture and a people-first approach helped Graystone Investment Group scale its investment and property management platform.

TAMPA, FL — September 2026 — Real estate investor, entrepreneur, and Graystone Investment Group CEO Jorge Vazquez recently sat down with Shelli Rayner for an in-depth interview exploring his journey from financial advisor to real estate investor, the growth of Graystone Investment Group, and how artificial intelligence is changing the way his team identifies and analyzes investment opportunities.

During the conversation, Vazquez revealed that Graystone had recently surpassed 500 properties under management, reaching approximately 505 properties at the time of the interview. Rather than attributing the milestone to one major breakthrough, Vazquez pointed to years of consistency, technology, better systems, and company culture.

From Financial Advisor to Real Estate Investor

Vazquez’s real estate story started long before Graystone became the company it is today.

In the interview, he recalled becoming interested in money and investing at a young age and choosing to become a financial advisor at 18 as a way to learn about wealth and investing.

At 21, he purchased his first property.

Soon, some of his financial-services clients began asking a simple question: Could they invest in real estate the way he was?

That question ultimately helped set Vazquez on the path toward building Graystone.

He wanted clients considering real estate to understand what they were buying, what could go wrong, and what risks they were accepting — similar to the education and disclosures investors receive when considering traditional financial investments.

That philosophy eventually became the foundation for Graystone’s simple message:

“You Invest. We Do the Rest.”

The concept was to build an ecosystem around the investor rather than simply help someone purchase a property.

The Decision That Changed the Company

One of the most personal moments of the interview came when Vazquez discussed bringing his longtime best friend into the company as COO.

Vazquez became emotional describing it as a pivotal moment in the business.

Interestingly, his friend did not come from a traditional real estate background.

That experience changed how Vazquez thought about hiring.

Instead of automatically prioritizing the candidate with the longest real estate résumé, he began placing greater emphasis on the quality of the person — their character, commitment, ability to learn and genuine concern for the organization and the people around them.

“The minute that I went outside of that and focused on the person and the quality of the person, then the knowledge came later.”

Vazquez called the decision one of the best he has made.

Graystone’s Approach to AI: Filter First, Then Let Humans Underwrite

Artificial intelligence was another major theme of the conversation.

Vazquez is unusually hands-on with technology for the CEO of a real estate company. He discussed personally working with AI tools, custom models, website technology and even training a client-facing AI system using roughly 1,000 questions.

But one of Graystone’s most interesting applications of AI is on the investment side.

Real estate companies can review hundreds of potential properties before finding a handful worth seriously underwriting.

Historically, that meant employees could spend much of their time looking at opportunities that never had a realistic chance of becoming a deal.

Graystone is working to reverse that equation.

The company gives its AI systems specific investment criteria and uses technology as an initial filter. The objective, according to Vazquez, is to eliminate roughly 80% of the properties that clearly do not fit before experienced team members spend significant time underwriting them.

Instead of spending 80% of their time on the wrong properties, the team can concentrate on the smaller percentage that actually deserves deeper analysis.

AI Filters. Humans Make the Final Call.

Vazquez was equally clear about what he does not want AI to do.

He does not believe technology should completely replace experienced human judgment.

AI can process information, apply criteria, ask questions, identify patterns and dramatically accelerate the first stages of analysis.

But when an investor is making a significant financial decision, Vazquez still believes experience and human intuition belong in the process.

“You still need the human with the experience and the intuition to make the final… advice to the client.”

Don’t Replace Your Best Employees — Multiply Them

That philosophy extends beyond real estate underwriting.

Vazquez sees AI as a productivity multiplier.

Rather than looking at artificial intelligence exclusively as a way to eliminate positions, his strategy is to combine talented employees with increasingly powerful technology.

His message during the interview was essentially:

Keep the good people. Give them AI. Make them dramatically more productive.

He believes AI will improve many existing jobs even if it does not replace them entirely.

For Graystone, that means continuing to explore systems that allow employees to access centralized AI capabilities without requiring an increasingly complicated collection of individual tools and accounts.

The Other Side of Scaling: Culture

Technology may increase speed, but Vazquez says it cannot replace culture.

As Graystone grew, the company placed greater emphasis on making sure employees understood what the organization was trying to accomplish and what standards should guide their decisions.

Vazquez highlighted three factors behind the company’s growth:

Technology. Consistency. Culture.

Graystone holds recurring culture meetings approximately every two weeks, using them to reinforce the company’s direction and revisit principles such as transparency and customer service.

Vazquez described it as continually reminding the team of its “north” — the direction the organization is trying to move regardless of short-term wins or setbacks.

The 1,000-Article Lesson: Consistency Beats Shortcuts

Vazquez also discussed another strategy that has taken years to build: content and search engine optimization.

Unlike many CEOs who delegate marketing almost entirely, Vazquez remains personally involved in websites, SEO, articles and video editing.

Over the years, he has published more than 1,000 articles.

But volume alone is not the strategy.

Vazquez explained that he tries to create content from actual situations happening inside the business — questions from clients, problems encountered by agents, investment scenarios, financing situations and lessons learned from real transactions.

He specifically avoids simply finding information online, rearranging it and publishing another version.

The goal is original information based on experience.

And there is another lesson behind those 1,000+ articles:

Results take time.

During the interview, Vazquez explained that people often expect a handful of articles to suddenly generate major SEO results.

His experience has been very different.

“People think, ‘Hey, you can do three articles and be an SEO.’ No. You gotta do it for years.”

That philosophy — continuing long enough for the work to compound — appears repeatedly throughout Vazquez’s story.

“I Keep Trying.”

Perhaps the simplest explanation for Vazquez’s business philosophy came from a story that had nothing to do with real estate.

He talked about playing video games with his children.

They sometimes ask him how he manages to reach their level even though, in their opinion, he isn’t particularly good at the game.

His answer?

“I keep trying.”

It may take months, but he keeps playing until he figures it out.

The same philosophy can be seen throughout Graystone’s development: investing, property management, technology, AI, SEO, hiring and company culture.

Very few of those initiatives produced their ultimate result overnight.

They compounded.

What Comes Next for Graystone

The interview provides a glimpse into a company that is continuing to evolve beyond the traditional definition of a real estate brokerage or property management firm.

Graystone is increasingly bringing together real estate investment, brokerage, financing, renovation coordination, property management, investor education and technology into a more integrated investor experience.

For Vazquez, AI represents the next layer of that evolution.

But his philosophy remains decidedly human.

Technology should help identify opportunities faster.

Systems should make the organization more consistent.

AI should make talented employees more productive.

And experienced people should remain involved when important decisions have to be made.

That combination — people + technology + consistency + culture — is the model Vazquez believes can take Graystone through its next stage of growth.
