From Financial Advisor to Real Estate Powerhouse

My story didn’t start in property.

It started in finance.

Before real estate, I was a financial advisor. But over time, I realized I didn’t just want to advise on wealth. I wanted to build it through tangible assets.

That shift changed everything.

Over the past 25 years, I’ve been part of over 3,500 real estate transactions. Along the way, I built multiple companies across Florida:

• A full-service property management company
• An off-market acquisitions firm
• A lending company
• A brokerage with 50 agents focused strictly on investment properties

And I founded Property Profit Academy, offering 70+ real estate investment courses designed to help everyday people understand strategies like:

• BRRRR
• House hacking
• Subject-to deals
• Airbnb investing
• Creative financing

My early years were not easy.

I came to the United States without speaking English and with very little money. There were mistakes. Plenty of them.

In fact, I joke all the time:

“There’s no transaction I haven’t messed up.”

But every mistake became tuition. And real estate is one of the few industries where if you’re willing to learn, adjust, and stay consistent, you can build something meaningful.


Real Estate Investing Essentials

During the conversation, we went deeper into some core principles that every investor should understand.

Bankers vs. Brokers: Why the Right Lending Partner Matters

As a former banker, I can tell you something most people don’t realize.

Many bankers are trained only on their institution’s specific products. That means if your scenario doesn’t fit neatly into their box, the answer is often no.

Mortgage brokers operate differently.

They have access to multiple lenders and a variety of loan products. That flexibility can be the difference between:

• Getting the right loan
• Getting the wrong loan
• Or losing the deal entirely

The same concept applies to real estate agents.

A well-rounded, resourceful agent anticipates problems before they explode. They adjust. They pivot. They find solutions.

Real estate rarely goes perfectly.

The professionals you choose matter.


Probate Properties: The Wild Cards of Real Estate

Linda Peltz shared incredible insight into one of the most complex niches in real estate: probate sales.

Probate properties can involve:

• Multiple heirs
• Disputes
• Missing beneficiaries
• Hoarded or distressed homes
• Clouded titles
• Long court timelines

Some probate deals close in a few months.

Others can take years.

She shared one case still unresolved after 10 years.

That’s the reality of this niche.

Linda often partners with contractors to renovate probate properties before listing them. This helps families capture equity they might otherwise lose by selling as-is. She also assists other agents who are not equipped to handle probate complexity.

I told her during the interview:

“That’s a really tough field, but it’s incredibly valuable.”

Because it is.

Probate work requires patience, organization, and emotional intelligence. It’s not glamorous. But it’s important.

We may even do a follow-up episode focused entirely on probate transactions.


The Real Missing Piece: Consumer Education

This was perhaps the most important part of the conversation.

Most consumers are undereducated about real estate.

They don’t understand:

• How lending truly works
• How to qualify properly
• How to evaluate an agent
• How probate impacts timelines
• How creative financing can be structured

I’ll be honest.

My own kids graduated college without understanding how to qualify for a mortgage.

That’s not their fault.

That’s a gap in financial education.

Real estate is one of the largest financial decisions most people will ever make. Yet many approach it with very little structured knowledge.

That’s why education matters.

That’s why platforms, conversations, and real-world transparency matter.

You cannot outsource understanding completely.

You have to ask questions.

You have to learn.
