From Not Speaking English to 3,500 Real Estate Deals: My Journey in Tampa

Twenty years ago, I didn’t even know how to say, “Can I use the restroom?”

Today, I’ve been involved in over 3,500 real estate transactions.

If that sounds dramatic, good. Because it was.

This isn’t a story about luck.
It’s not a story about having rich parents.
And it’s definitely not a story about having all the answers.

It’s a story about consistency.

It’s a story about bringing something to the table.

And it’s proof that if I could build a real estate business in Tampa starting from zero English and zero connections, anyone can.


I Didn’t Start in Real Estate

Most people don’t know this, but I didn’t start in real estate.

I started as a financial advisor.

I loved helping people. I loved talking about retirement accounts, mutual funds, annuities, 401Ks. I genuinely enjoyed helping families plan for the future.

But something kept happening.

Clients would say:

“Jorge, this is great… but what about real estate?”

That question changed my life.

Around 20 years ago, I started diving into real estate investing. And when I say diving, I mean I tried everything.

Flipping.
BRRRR.
Subject-to.
Sandwich leases.
Short-term rentals.
Airbnb.
Commercial.
Assignments.

If there’s a strategy out there, I’ve probably tried it at least once.

Some worked.
Some hurt.
Some hurt badly.

But every mistake became tuition.

And those 20 years of “tuition” are what allow me to sit down with investors today and shorten their learning curve in half.


The Two Rules That Changed Everything

When people ask me what caused the success, I simplify it to two things:

  1. Start with something you’re passionate about.

  2. Never quit.

That’s it.

People want some complicated formula.

There isn’t one.

Passion keeps you awake.
Consistency builds the skill.
Time builds the authority.

What most people lack isn’t intelligence. It’s consistency.

Especially today.

People try something for a few weeks and quit.
They read one book and think they’re experts.
They do one deal and think they’ve mastered it.

Real success takes reps.

And I’ve put in a lot of reps.


I Didn’t Speak English

Let’s talk about something real.

When I got here, my English was terrible.

I didn’t know how to ask basic questions.
I had an accent people made fun of.
I remember how hard high school felt.

You feel judged.
You feel behind.
You feel like you don’t belong.

But here’s what I learned:

You can kill insecurity with knowledge.

When you know your subject inside and out, confidence replaces fear.

After 20 years in real estate, I can sit across from almost any investor and understand what they need within minutes.

That’s not talent.
That’s repetition.

And repetition beats talent every time.


Why People Fear Real Estate But Trust Paper

Here’s something interesting.

Millions of Americans have $100,000, $200,000, even $300,000 sitting in their 401K.

The stock market drops 1,000 points.
They shrug.

But suggest buying a rental property?
They panic.

Think about that.

They’ll invest in companies they’ve never visited.
They’ll buy stock in businesses they’ve never audited.
They’ll trust “paper.”

But when you present something tangible — a physical property — suddenly it feels risky.

Why?

Tradition.

Because that’s what they’ve been taught.

Real estate feels unfamiliar to many people. And unfamiliar feels scary.

But real estate has one major advantage:

You can influence the outcome.

You can improve it.
You can manage it.
You can refinance it.
You can reposition it.

You can’t repaint a stock.


The Secret to Getting Started (Even With No Money)

People always say:

“I don’t have money to invest.”

Okay.

Then bring something else to the table.

There are three ways to enter real estate:

  1. Money

  2. Boots on the ground

  3. Knowledge

You don’t need all three. You just need one.

Option 1: Bring the Money

If the average property is $200,000, and you need 20% down, you’re looking at about $40,000 plus closing costs.

Call it $50,000 to start.

That’s the traditional path.

Option 2: Boots on the Ground

No money?

Drive neighborhoods.

Look for distressed properties.
Long grass.
Boarded windows.
Neglected homes.

Knock on doors.
Leave business cards.
Talk to owners.

Bring deals to investors.

You just created value without money.

Option 3: Bring Knowledge

As you grow, your knowledge becomes equity.

Today, I rarely put my own money into deals.

People come to me with situations:
Probate.
Distress.
Default.
Creative structuring needs.

They’ll say, “Jorge, help us structure this and take 10%.”

Knowledge becomes ownership.

But you don’t start there.
You grow into it.


Tampa: From Quiet Town to Investment Machine

Twenty-five years ago, Tampa wasn’t what it is today.

If friends visited from New York or California, they’d ask:

“What is there to do?”

Now?

Tampa is exploding.

Migration.
Development.
Infrastructure.
Opportunity.

But here’s the key:

There is still room.

That’s the important part.

We’re not late.
We’re in the growth phase.

At the end of the day, I’m not in love with houses.

I’m in love with helping people.

Real estate just happens to be the vehicle.

I’ve always been passionate about helping others win.

There’s something powerful about watching someone buy their first property.

Or watching a family create generational wealth.

Or helping someone retire earlier than they thought possible.

That’s the real reward.

Money is just a scoreboard.

Impact is the purpose.


Why Most People Don’t Start

It’s not intelligence.
It’s not resources.

It’s fear.

Fear of looking dumb.
Fear of losing money.
Fear of stepping outside their comfort zone.

But here’s the truth:

You don’t need to know everything to begin.

You just need to commit.

Commit first.
Figure it out later.

That doesn’t mean be reckless.
It means take calculated action.

Action creates clarity.
Clarity builds confidence.
Confidence builds momentum.
