At Graystone, we offer six types of deals under two types of offerings:
Offering A: In this offering, you would buy the properties in as is condition. The asset is likely to be distressed. You will need to buy the property either with cash or hard money. Conventional financing will not work. This offering has greater profit potential, and the closing has to take place in 2 weeks or less.
If you’re looking to buy with cash, the minimum amount of money needed would be 150k.
Option 1 – Flips. The ROI is 24 to 30% Annualized.
Option 2 – Rentals. The ROI is 8 – 10% per year just from the cashflow. Appreciation and tax advantages are over and above this amount.
If you’re looking to buy with private money or hard money financing, the minimum amount of money needed is around 75k. In some cases, it’s possible to do something with 50k, but it’s rare.
Option 3 – Flips. The ROI is 40%+. That is an extraordinary return, isn’t it?
Option 4 – BRRRR with financing. The ROI is 20%+. In some cases, it goes up to Infinite!
Option 5 – Rentals with financing. The ROI is 12 – 15%
Offering B – In this offering, you would be buying turnkey rentals in perfect condition. The asset will pass inspection and appraisal contingencies. You can buy these properties with conventional financing. Even though the profit is lower than offering A, it’s still a really good deal because the risk is very low. The closing would typically take around 4 – 6 weeks.
Option 6 – Turnkey Rentals with conventional financing. The ROI is 12 – 15%
