Why Brokerages Are Teaming Up With Graystone Property Management

So let me walk you through why so many brokerages are teaming up with us at Graystone Property Management. And I’m going to explain it the same way I do when I’m standing in front of a room full of agents… just with fewer hand gestures.
1. Let’s be honest… you didn’t get into real estate to manage tenants
Most agents sell a rental property and think they’re done.

Single family
You make $750.
Multifamily
You make $750 for the first door, then 25% of monthly rent on each additional door.
I’ll give you the example I always use:
Quadplex at $1,600 a door
You’d make:
750 + 400 + 400 + 400 = 1,950 dollars.
And what did you do?
You introduced me.
That’s it.
I’ve seen agents make $10K… $18K… even more, just by referring landlords with portfolios. Because we don’t pay per landlord — we pay per property.
You can build a whole side income stream without ever touching a wrench.
3. The process is ridiculously easy
I keep it simple for you:

Call, text, WhatsApp — whatever is easiest for you.
When your client books through your link, I instantly get notified that they came from you.
You don’t have to chase me.
You don’t have to chase the client.
You just sit back while I take over.
4. You stay in the loop automatically
A lot of agents tell me, “Jay, I referred someone once and never heard anything again.”
That doesn’t happen here.
I send you updates every time something meaningful happens:
spoke to the client,
scheduled a walkthrough,
signed the PM agreement,
found a tenant,
rent paid,
you name it.
You’re always in the know, without doing any of the work.
5. We pay your brokerage — not you directly
Everything is clean and compliant.
When it’s time to pay:
You send a simple invoice
Brokerage name
Landlord name
Property address
Referral amount
As soon as the first rent clears the bank, your brokerage gets paid.
If you need money sooner, I can pay as soon as the agreement is signed — I just have you sign off that if the landlord backs out, the payment reverses. I’d rather just wait for rent so everything is clean and guaranteed, but I’m flexible.

When you take care of their property management needs, they trust you more.
When they trust you more, they come back to you for buying and selling.
