House Hacking in Florida: How I Went From Zero to 40 Properties

That’s it.
But here’s the part people miss:

Some people house hack gently.
They rent one room.
Maybe two.

That works.
But I wasn’t looking for comfort.
I was looking for speed.
How I Went All In
When I house hacked in Florida, I didn’t do it halfway.
I took the smallest bedroom in the house. Sometimes barely enough space for a bed and dresser.
Every other bedroom? Rented.
If there was a garage? Converted into a studio.
If there was extra space? Monetized.
Let’s break this down simply.
Imagine:
Mortgage = $2,000 per month
You rent:
Bedroom 1 = $800
Bedroom 2 = $750
Bedroom 3 = $750
Garage Studio = $900
Total income = $3,200
Mortgage = $2,000
Income = $3,200
Cash flow = $1,200
I’m living there for almost free.
Sometimes I was getting paid to live there.
That’s not theory.
That’s execution.
The Bullish Factor: How Fast Do You Want It?
In the interview, I talked about being “bullish.”
What does that mean?
It means how committed you are to the strategy.
You can:
• Keep the master bedroom
• Keep the garage
• Live comfortably

You’re not forcing something unnatural.
You’re solving a housing problem creatively.
The Real Secret: Rinse and Repeat
House hacking isn’t about one property.
It’s about repetition.
Here’s the cycle:
Year 1
• Buy property with low down payment loan
• Live in it
• Rent rooms
• Build equity
• Save cash
After 12 Months
• Move out
• Keep it as full rental
• Buy another property as owner-occupant
• Repeat strategy
Every time you repeat, your portfolio grows.
Property 1 becomes full rental.
Property 2 becomes the new house hack.
Then Property 3.
Then Property 4.
After a few cycles, something interesting happens.
You stop thinking like a beginner.
You start thinking like an investor.
That’s how I went from 0 to 40.
The Toughest Part: Convincing Your Spouse
Let’s be honest.
The math is easy.
The relationship conversation is harder.
Try explaining:
“Hey, let’s live in the smallest bedroom while three other people rent the house.”
That conversation takes vision.
House hacking tests:

But here’s the truth:
One or two years of sacrifice can change the next 20 years of your life.
When both partners understand the long game, the short-term discomfort becomes worth it.

• No clear house rules
• Treating it casually
Even if you’re living there, it’s still business.
You need:

After 2 or 3 properties, your mindset shifts.

At some point:

I didn’t build 40 properties because I had a secret.
I built them because I was willing to:
Live smaller than my ego wanted.
Think bigger than my current situation.
Move faster than most people are comfortable moving.
Repeat consistently.
That’s it.
House hacking was the foundation.
And Florida gave me the runway.
