
Reflections on Being Featured by Voyage Jacksonville
Recently I had the opportunity to be featured in the Voyage Jacksonville Inspiring Stories Series, and I wanted to take a moment to reflect on that experience and share a little more context behind the story.

I’m grateful to the Voyage team for giving entrepreneurs and business owners a platform to tell their stories in their own words. Too often people only see the end result of someone’s career and not the journey that got them there.
And like most real estate investors who have been doing this long enough, my journey has been anything but simple.
How It All Started
My career actually began in finance. I worked as a licensed financial advisor helping clients plan for retirement and manage investments.
I enjoyed that work. I’ve always loved numbers, strategy, and thinking long term. But during that time I started to notice something that stuck with me.
Many people were placing their entire financial future into markets they had very little control over.
Then the 2008 financial crisis happened.
Watching that unfold changed the way I looked at investing forever. I saw people lose huge portions of their retirement accounts almost overnight. Many of them had done everything they were told to do, yet they still ended up vulnerable to forces outside their control.
That moment pushed me deeper into real estate.
Real estate offered something that traditional investments often don’t: control. You can improve the property. You can adjust rents. You can refinance. You can force value.
But even with those advantages, the journey was not smooth.
The Hard Lesson That Changed Everything
During the downturn, I experienced one of the most difficult chapters of my career.
I lost 22 properties.
That moment forced me to look in the mirror and ask some serious questions about how I was investing. I had scaled quickly, but I had also learned how fragile aggressive growth can be when markets shift.
It was not just a financial hit. It was emotional as well.
But looking back today, that season was one of the most important teachers I ever had.
It forced me to rethink everything:
• How much leverage is too much
• Why reserves matter
• Why appreciation should never be the main plan
• Why discipline matters more than speed
Those lessons shaped the way I invest today.
Rebuilding With a Different Philosophy
After the crash, I rebuilt my portfolio slowly and strategically.
Instead of chasing volume, I focused on durability.
Instead of looking for deals that only worked if appreciation saved them, I focused on properties that made sense from day one.
That meant focusing on strategies such as:
• BRRRR investing
• Creative financing
• Subject to acquisitions
• House hacking
• Private lending relationships
But more importantly, it meant adopting a different mindset.
My philosophy became simple:
Build equity first. Let cash flow become the reward.
When you buy correctly and create margin in a deal, you give yourself protection when markets change.
The Growth of Graystone Investment Group
Over time that approach began to compound.
What started as individual investments eventually grew into Graystone Investment Group, a company based in Tampa that focuses on helping investors buy, manage, and grow real estate portfolios.
Today:
• We’ve completed over 3,500 real estate transactions
• I personally own 40+ properties
• Our team includes more than 50 agents and professionals
• Graystone has been recognized as Best of Florida
But numbers are not the part that makes me proud.
What makes me proud is the experience behind those numbers.
Our team has dealt with everything real estate can throw at you:
• Hurricane damage and insurance claims
• Contractors disappearing mid project
• Tenants stopping rent payments
• Lawsuits and title issues
• Deals collapsing right before closing
• Market cycles and refinancing challenges
Because of that, when we help investors, we are not speaking from theory.
We are speaking from experience.
Why Our Approach Is Different
One thing I often explain to investors is that real estate can become complicated very quickly.
You hear terms like:
Cap rate
IRR
DSCR loans
Creative financing
Subject to transactions
For someone new to the business, it can feel overwhelming.

We try to break strategies down into clear steps so investors can make decisions with confidence rather than confusion.

The Biggest Lesson Real Estate Taught Me
If I had to summarize the biggest lesson from my journey, it would be this:
Cash flow keeps you alive. Discipline makes you wealthy.
Early in my career I believed growth was the goal. More properties. More deals. More volume.
But the crash taught me something important.
Real estate success is not about how fast you grow.
It is about how well you survive when markets change.
The investors who last decades are the ones who focus on fundamentals:
• Conservative leverage
• Strong reserves
• Solid deal analysis
• Emotional discipline
Real estate is not a sprint.
It is more like farming.
You plant carefully. You nurture the investment. You protect it from storms. And over time, it grows.
Why I Share My Story
One reason I agreed to the Voyage Jacksonville interview is because I believe investors benefit from hearing real stories.
Not just success stories.
Real estate is often marketed as an easy path to wealth. But the reality is that every experienced investor has a chapter that includes mistakes, setbacks, and rebuilding.
Those moments are not failures.
They are education.
If sharing my story helps someone avoid a costly mistake or stay motivated during a difficult season, then it is worth telling.
Looking Forward
Even after more than two decades in real estate and thousands of transactions, I still feel like I am learning every year.
Markets change. Strategies evolve. Opportunities shift.
But the fundamentals remain the same:
Buy smart. Protect the downside. Think long term.
