Jorge Vazquez Shares Journey From Losing 22 Properties to Building a Full-Service Real Estate Investment Company
Graystone Investment Group CEO discusses surviving the 2008 housing crash, rebuilding from the ground up, and lessons for today’s real estate investors
TAMPA, Fla. — August 17, 2026 — Jorge Vazquez, CEO and founder of Graystone Investment Group, recently appeared on the Suren Real Estate Podcast to share the story behind his real estate career — including losing 22 properties during the 2008 financial crisis and rebuilding his business around a more sustainable approach to real estate investing.
The episode, “From Losing 22 Properties to Building a Real Estate Empire,” explores Vazquez’s transition from financial advisor and aggressive real estate investor to the leader of a diversified real estate organization serving investors across Florida.
During the interview, Vazquez speaks candidly about the 2008 collapse, when he lost 22 properties and experienced firsthand the dangers of excessive leverage and building an investment strategy around continually rising property values.
Rather than leaving real estate, the experience changed the way he approached it.
“Losing 22 properties taught me lessons that making money never could. I stopped building around quick profits and started building around sustainability, cash flow, systems, and services investors actually need.”
Vazquez discusses how he rebuilt his career with limited resources, including a $10,000 loan that helped him get started again, and gradually developed what would become Graystone Investment Group.
Today, Graystone operates as a full-service real estate investment organization with services spanning real estate brokerage, acquisitions, property management, investor financing, rehab coordination, and investor education.
Lessons From the 2008 Crash Still Apply in 2026
A major theme of the conversation is how the lessons of the last housing crash continue to influence Vazquez’s investment philosophy.
Among those lessons is a simple rule he encourages investors to follow:
“Verify, don’t trust.”
Investors should independently verify rents, rehabilitation costs, property condition, financing assumptions, insurance expenses, comparable sales, and projected returns rather than relying solely on someone selling them an investment.
Vazquez also emphasizes consistency over speculation.
Building wealth through real estate, he explains, is rarely about finding one perfect property. It is about developing a repeatable process, making disciplined purchases, managing risk, and staying active through changing market cycles.
Why Vazquez Remains Bullish on Tampa and Central Florida
The conversation also turns to the 2026 Tampa Bay and Central Florida real estate market, including concerns surrounding hurricanes, property insurance, affordability, and the changing investment environment.
Vazquez discusses why he believes Florida remains attractive for long-term investors while acknowledging that today’s buyers must underwrite properties differently than they did several years ago.
Insurance, taxes, HOA expenses, financing costs, property condition, rental demand, and realistic cash-flow expectations all need to be considered before purchasing.
His message to investors is not that every Florida property is a good investment.
It is that opportunities still exist for investors willing to buy based on numbers rather than headlines.
Turning Failure Into a Better Business Model
For Vazquez, the most important part of his story isn’t losing 22 properties.
It’s what happened afterward.
The experience ultimately influenced Graystone’s philosophy of helping investors through more of the investment lifecycle rather than focusing solely on the initial transaction.
“Real estate has given me some of my greatest successes and some of my hardest lessons,” Vazquez said. “If sharing those mistakes helps another investor make a better decision, then there was value in going through them.”
The full interview, “From Losing 22 Properties to Building a Real Estate Empire,” was released August 17, 2026, on the Suren Real Estate Podcast.
